1940s–1960s Concrete Block Foundations in Downtown
Downtown Mission has a concentration of homes built between 1940 and 1965 using concrete block foundations rather than poured concrete. Mortar joints in these foundations are now 60 to 80 years old. As mortar carbonates with age it becomes porous and loses its bond to the block. The result is the stair-step crack pattern that follows mortar joints diagonally across the wall — a signature Mission finding that requires repointing and, in more advanced cases, carbon fibre reinforcement to stop the wall from deflecting inward.
