Stair-Step Cracks

Follow the mortar joints in a stair-step pattern. Found in older block or brick foundations, which are common in downtown Chilliwack homes built before the 1980s. Usually caused by frost heave or settlement. The mortar fails before the block does. Repair involves repointing and in some cases carbon fibre reinforcement.

Structural Concern

Bowing or Leaning Walls

The wall has moved inward at the middle. This is active structural movement, not just a crack. Most common where clay soils have been saturated for extended periods. In the Fraser Valley, that is most winters. Carbon fibre straps can stabilise a wall that has moved less than 2 inches. More movement usually means wall anchors or full excavation.

Water Infiltration

White Staining (Efflorescence)

White or grey powder on concrete walls. Not a crack you can see, but a sign that water is moving through the wall and depositing minerals on its way. The crack or pore is there even if invisible. Efflorescence that keeps coming back usually means an exterior drainage problem or a crack that needs injection and a waterproof membrane.
